Following are some of the conditions on Gabriola that may need to be considered in finding appropriate solutions to increase housing options on the island:

  • A number of Gabriolans are homeless, and they may need specific types of housing as well as other supports and services
  • 9% of Gabriola’s housing stock is in need of major repairs
  • Housing affordability is a serious issue on Gabriola, especially for people who rent
  • More than half of renters and about 1/5th of owners are paying more than 30% of their incomes on housing costs
  • About one-quarter of Gabriolans – including 40% of children and 30% of working-age adults – are living on low incomes
  • Low income households on Gabriola would be challenged to afford a rental unit within 30% of their monthly income, and home ownership is out-of-reach for the majority of the low-income households, including couples families.
  • There may be a need for housing options for families of three or more people
  • There may be a need for housing options beyond the single-family dwellings that make up the vast majority of Gabriola’s housing stock
  • We don’t know how many homes are used for seasonal rentals or are unoccupied, and how many are available for full-year residency
  • Currently there is no affordable housing strategy for Gabriola
